The location worked well for us and being right on the water was amazing. Pros: House was spotless when we arrived. Right on the water with beautiful views. So close, you will feel the spray and hear the roar of the ocean on the deck and in the house. Great location for long walks along Beach Rd. About 25 minutes to airport and Hilo. Great location for exploring the east side of the Island. We loved Hilo the farmers market is great and lots of good Sushi restaurants. House and furnishings are perfectly adequate. Kitchen was reasonably stocked with pots/pans etc. There were condiments, cooking oil, coffee filters and salt and pepper. It rained some each day during our stay so we always felt comfortable in the house it was never hot but the humidity with the ocean spray has to make maintenance a challenge. Cons: No huge issues with the house but some minor inconveniences. Outside lights did not work and we could find no switches to turn them on. They were motion activated but not working. Could not find a light switch in the dark laundry room downstairs. Luckily we had packed flashlights. No outside grill. The 4PM check-in and 10:00 AM check-out were a bit inconvenient. Our experience with other properties have allowed for a 3PM check-in and noon check out. Not a big deal but something to be aware of. Owners reponse: Thanks for the review. I have replaced the motion sensors and added a note and arrow on the wall for the switch (partly hidden with new tank - but there is one. The check-out time is 11:00. I have to find what you saw that said 10:00. You can't clean a house completely in 3 hours. It takes quite a bit longer.

The main reason we booked this house was the view - it sits directly on the cliffs with a spectacular view of the ocean. You hear the roar of the ocean all day. The downside was the traffic. This property is approximately 7 miles from Hilo off of a main roadway identified as the 130. The traffic is brutal! It takes 40 to 60 minutes to get into Hilo. No way to avoid the traffic as it is the only road. Nothing in walking distance - no coffee, restaurants, beach etc. If you want to do anything you have to get on the 130. My Response Thanks for the review. The traffic isn't normally bad. People do live here and work in Hilo so during normal commuting times it will back up. I have never seen it as bad as you describe and outside of commuting times it doesn't back up at all. Last year they completed a road widening expanding the two lanes farther down the 130. When I travel between 5 and 6 in the evening there can be a 10 minute delay, but that is the only time since the widening that I have had a delay. Maybe that week is when school started to it was an exception. Many rentals are farther south. I consistently spend only 25 minutes to and from Hilo.

We brought our Mom here to Hawaii for a two week trip, half in Hilo and half I Kona to celebrate her 80th birthday. Loved the tropical beauty of the Hilo side. Our quiet and relaxed stay at Richard's property was a highlight. We sat on the deck as often as the weather would allow..star gazing was nice when we had clear sky's. We enjoyed the awesome storm that swept in one night. Sky bright and shiny the next morning. The house is a little well used but clean, comfortable and charming. We each had our own bedroom! We are not picky people, charm outweighs Home and Garden perfection. Richard was a helpful host, returning email promptly, delivering a new coffee pot when ours stopped working. Every thing was in good working order, other than Mr. Coffee.. We appreciated the good email information and the helpful notebook at the house about things to do, sights to see and services. We would be delighted to return for another stay at Richard's house when we return to the Big Island and need a vacation rental home. Stacey, Holly and Eileen

Date of Stay February 5, 2016 Copied from VRBO: My husband and I spent 2 weeks at The Palms. We both wish we were still there. It had everything we needed for a great vacation. It is close enough to both Hilo and Volcano's National Park so going sightseeing was never an issue. We even went golfing at Hapuna Golf Course (on the Kona side of the island) and make it back for dinner. The house is just like the pictures, very comfortable and clean (Thanks Renee). The master bedroom is upstairs and even though the house does not have air conditioning we did not miss it. Being right on the ocean, opening up the windows brings a nice cooler breeze through the house. Everything we needed for cooking was there. The lava cliffs are a sight to see. The waves crashed up most of the time we were there. We saw whales (really close) and sea turtles!! The neighbors are very friendly, pointing out the whales when we weren't paying attention. Grabbing a cup of coffee (or wine) and sitting out on the lanai was one of my favorite past times. The view of the ocean and coastline is something I will treasure. Thank you Richard for a vacation we will not soon forget.

The kitchen is adequately equipped making it easy to spend the money for the view and save some money on meals. Washer and dryer are available on site! You face East for a spectacular chance to watch sunrise if you wish to rise early. The owner Richard is very easy to work with making it a pleasure from start to finish.

It is a quiet area of beautiful ocean front homes. Nice for long walks and mornings watching the sunrise. From the house we traveled all over the East side of the Island. We always cooked at home and enjoyed dinner on the deck. A very clean and comfortable house. Great stay.
Date of Stay June 16, 2015 Copied from VRBO My family of 4 (husband,wife,2 teens) visited for 2 nights as part of a week trip to the Big Island. We enjoyed having the space to spread out and relax each evening. We only had breakfasts at the house so didn't explore the kitchen too much. The home was well equipped as described and we weren't missing anything needed. It was raining both evenings for us so we didn't have a chance to walk the cliffs but it was wonderful to see & hear the ocean from the house. During our visit, we spent one day at Volanco National Park, which was very easy to get to from the home (both in the morning and when we returned after dark). We also visited the macadamia nut factory and downtown Hilo. A wonderful visit.
